Asbestos Services

Asbestos Audit (Asbestos Materials Report & Register – AMRR)

The purpose of this report is to provide an independent analysis of the presence of asbestos containing materials within the common areas of the complex.

Asbestos Management Plan (AMP)

Complete Asbestos Management Plan to comply with legislation and for the safety and welfare of the workers and occupants

  • Supply of Internal Asbestos Stickers – 1 sheet of 21 labels
  • Building Signage x 2 – A4 Laminated

Analysis of Suspect Materials

  • Samples will be analysed by a NATA accredited scientific laboratory
  • Samples will be analysed by polarizing light microscopy in conjunction with dispersion staining
  • Authority for the additional cost will be sort before any analysis is carried out

Safety Risk Assessment (WHS) Audit Report

To report upon any issues that may affect the safety of occupants, tenants and visitors to the complex.

Safety Risk Assessment Review (WHSR) Audit Report

To review the previous year’s report and report upon what has and has not been actioned in the past 12 months. We will also report upon any new issues that may affect the safety of occupants, tenants and visitors to the complex.

12 Month Maintenance Report (12MM) Report

The purpose of this report is to provide a listing of maintenance works that are required to be rectified within the next 12 months.

Safety Risk Assessment (WHS) Audit Report Combined with a Maintenance Audit Report (12 month) Report

The purpose of this report is to report upon issues that may affect the safety of occupants, tenants and visitors to the complex and also provide a listing of maintenance works that are required to be rectified within the next 12 months.

Defect Assessment (Condition Assessment) Report

The purpose of this report is to provide a listing of building defects and maintenance works that are required to be rectified.

NOTE: This cannot be used for warranty claims and will not identify who is responsible for the rectification of the defects found onsite.

Section 58 Maintenance Audit (Div 10) Report

The purpose of this report is to provide a listing of maintenance works that are required to be rectified within the next 12 months with an estimate of costs for such planned works

Balcony & Barriers Report

The purpose of this report is to provide a detailed analysis of all balcony’s and barriers within the property. To complete the inspection, the internal of units will need to be accessed to view the balcony and barriers.

Builder’s Warranty Inspection and Report – Initial Survey

The objective of this Report is to provide sufficient information on the condition of the property to allow the client to make informed decisions on maintenance and will provide sufficient detail to issue to the builder for rectification of any structural issues covered in their Builder’s warranty.  The report will also be suitable to issue to the Builder’s with a claim for rectification works.

Administrative Services

Sinking Fund Forecast

The purpose of this report is to provide an independent analysis of the requirements for expenditure and contributions towards the Sinking Fund of the complex with a 15 year projection.

Legislation: The Body Corporate and Community Management Act 1997 (the BCCM Act) and the Body Corporate and Community Management (Standard Module) Regulation 2008 (the Standard Module)

The sinking fund budget must:

  • provide for necessary and reasonable expenditure from the sinking fund for the financial year
  • reserve a proportional amount to meet anticipated expenditure over at least the next nine years after the financial year in question

Insurance Valuation – Building Replacement

The report is designed to be published only by the Strata Manager to unit owners and the respective insurance company.

The calculations in the report will be based upon the current Reed Construction Data powered by the Cordell Building Cost Guide

Legislation: The Body Corporate and Community Management Act 1997 (the BCCM Act) and the Body Corporate and Community Management (Standard Module) Regulation 2008 (the Standard Module)

‘…the body corporate must, at least every five years, obtain an independent valuation for the full replacement value of the building or buildings.’

* For Building Format Plan complexes only Building Unit Plans with unit measurements will be accepted

(plans outlining exclusive use areas only will not be accepted)

** For Insurance Valuations on Standard Format Plan complexes only construction plans will be accepted

Fire and Emergency Management Services

The purpose of this report is to comply with the current Work Health and Safety Act and Building Fire Safety Regulations 2008 for Fire Safety and Emergency Management.
